Transforming What Exists Into Something Extraordinary
In the heart of the City of London, 10 Gresham Street has been reimagined into one of the city’s most sustainable workplace refurbishments.
Led by CBRE Investment Management, with Mace Group as main contractor and architectural design by Gensler, the project preserves the building’s original structure and façade while introducing innovative low-carbon materials and construction methods.
As part of this landmark transformation, Avantgarde Tiling delivered a complete surface package including:
- A recycled in-situ terrazzo floor system for the new reception;
- Over 3,000 m² of floor and wall tiling across lift lobbies, washrooms and core areas;
- And bespoke terrazzo elements such as vanity units, benches and seat tops, custom-made to match the project’s aesthetic and material palette.
Together, these elements form a cohesive finish that demonstrates how sustainability, precision and design refinement can coexist.
Re-Use, Not Replace — Our Approach
When the refurbishment began, the existing granite was identified as a viable material for re-use rather than waste.
Our team recognised an opportunity to create a terrazzo floor that reflected the project’s circular economy goals, turning reclaimed materials into architectural value.
Working within a live environment, we:
- Removed sections of existing granite flooring where required;
- Processed reclaimed stone locally into graded aggregates;
- Blended them with a low-CO₂ CSA binder, reducing embodied carbon;
- Poured, finished and polished the terrazzo in-situ, achieving a seamless transition across the reception.
This process required careful coordination with Mace Group to maintain programme flow and minimise disruption, ensuring seamless delivery across multiple floors and work areas.
The result: a material that is both technically advanced and visually timeless — fully aligned with the project’s design intent and sustainability strategy.
